다른 세대와 살아가기
서울에는 뉴타운 사업이 해제된 이후 10년동안 재개발을 기다리거나 방치되어 있는 지역들이 많다. 접도성이 높은 영역은 재건축 되었지만, 이면 지역은 빈집으로 방치되며 슬럼화가 진행되었다. 도시는 크게 아파트와 노후된 저층 주거지로 이원화되고, 저층 주거지에 소득이 낮은 노인들이 모여 살면서 세대 불균형이 일어난다. 더는 전면 철거형 재개발만이 저층 주거지의 개선 방향이 될 수 없고, 기존 마을의 도시조직을 유지하며, 다른 세대들이 함께 살아가는 새로운 주거 방식을 제시해야 한다.
기존 도시를 최대한 유지시키기 위해서 기존 빈집의 필지들 중 2개 이상으로 붙어있는 필지들을 엮어 하나의 블록으로 설정하고, 그곳에 각 세대에 맞는 커뮤니티와 그것을 운영하는 재택 근무자의 집을 제안하다. 이곳에 거주하는 사람들은 자신의 집 일부를 타인과 공유하면서 커뮤니티 형성과 경제활동을 동시에 할 수 있다. 사이트 주변 건물들을 고려하여 블록의 건물들은 3층 이하로 계획하였고, 동선을 길 인접면으로 배치하여 볼륨감을 덜어냈다. 경사지와 노인들이 주로 거주하는 지역임을 고려하여 각 블록의 커뮤니티들과 길을 확장하면서 필지가 침해된 작은 open space들은 접지 레벨에서 길의 확장 개념으로 존재한다. 따라서 통행만 이루어지던 기존 길에서, 마을 사람들과 교류하며 커뮤니티를 형성할 수 있는 공간으로서 길을 제안한다.
There have been many abandoned areas in Seoul for 10 years since canceling 'newtown' redevelopment plans. The areas with high car accessibility have been rebuilt, but the reverse areas have been slummed by empty residences. Seoul is dualized into apartments and aging low-rise residence, and the low-income elderly live in low-rise residential areas. This results in generational imbalance. Redevelopment plans can't be longer, a perfect way to improve low-rise residential areas. It's time to present a new way to live with another generation maintaining city organization.
To maintain the city organization, I set new blocks combining the lots where unoccupied houses adjoin. In conclusion, I propose small community blocks for all generations and home working residences for community operators. People living here can share parts of their homes with town communities and make economic activities. Considering the surrounding circumstance, I set the building's height under 3rd floor and placed circulation on the adjacent side of the street so that the volume of buildings looks similar with the surrounded buildings. Small open spaces which is violated by extended streets and communities in each block are designed by extensions of the streets. Therefore, the existing streets are changed from the passages to the streets where anyone can interact and make relationship with town people.
